Design - Build Process

Building a custom home is a process that involves many different steps that are sure to bring up a variety of questions. At Pilot Builders, we are fully equipped with a staff of professionals that share expertise for every step of homebuilding; you’ll receive the advice, explanations and information that will better help you understand and feel at ease with the process of building your home. Our team of professionals is structured to provide the technical and creative advice you need to make sure our product lives up to your standards. Our comprehensive architectural services include everything that’s needed to bring your dream home from an idea to a reality; from your heart to the breaking of the ground. In addition, we have a design team to work closely with you throughout the process to bring the vision of your interior and exterior to life. The design process is segmented into 3 phases so your expectations will be clearly understood and met. Pilot Builders will guide you through this process, even doing the legwork to assure you receive your Architectural Review Board (ARB) Approval, county permits and final construction budgeting. At Pilot Builders, we are committed to making the custom homebuilding process as stress-free as possible; we’re available to communicate no matter where we are in your project and where you are in the world.


Phase 1- Preliminary Design

The Preliminary Design Phase involves the contractor and client defining the house that will be designed during the rest of the design process. This includes the initial meeting where we’ll collaborate ideas and visions that will be founding guidelines of how your home will come to life. We’ll also review the house requirements, perform a lot survey and develop the floor plans, sketch plan and preliminary house placement analysis.

Phase 2 - Construction Documents

Final construction drawings, created by our designers and architects, will be provided during this phase, including scaled drawings of floor plans and elevations. Our designer will also work with you to begin the process of selecting products, finishes and personal decoration touches for your home. The documents provided in this phase will provide the proper amount of detail so a construction and permanent financing commitment can be obtained from
a lending institution. (CD) = Construction Documents


Phase 3 - Specifications, Site Plans & ARB Submittal

Our staff will now be ready to produce detailed project specifications including engineered site drawings indicating your home’s placement, a tree removal plan, an erosion, septic and sewer plan, landscape intent, driveway and walkway layout and specifications. The house will also be staked out on the lot for client review. Our team of professionals will work through every step with you so you understand all the details that help build the foundation and the ultimate blueprints for your dream home. At the end of these three phases, your complete budget schedule and ARB approval will be complete and you’ll soon be able to see your home at Lake Oconee being built from the ground up.
